It’s been a difficult, demanding and sometimes tedious process, but the sands at Grupo Mariana are at last welcoming the foundations of the first structures.

Construction crews were staged and working shortly after Grupo Mariana finally received all necessary permits in early May to begin work on the site. Underway is the entrance and the first beachfront bungalows, with work set to begin by the end of July on the first condominium building.

“Quite frankly, it feels very much like a dream coming true to finally see the beginnings of our beachfront community coming out of the ground,” says Kevin Fleming, head of Grupo Mariana. “We’ve thought we were there on several occasions in the past, but it’s hard to even begin to describe just how difficult and intensive the permitting process has been.”

Even with the long timeframe and difficulties, Fleming points out he’s glad that standards are being upheld and the environment protected by local and national governmental agencies. One of the underlying principles at Grupo Mariana always has been to minimize environmental impact in order to preserve the natural setting. As he also points out, the extensive process also ensures for buyers that Grupo Mariana will adhere to standards of quality that meet or exceed expectations.

“It’s going to be very exciting to see the reactions of current and potential owners when they come here and see the work,” Fleming says. “It very clearly shows our vision is becoming reality.”

As construction moves ahead, numerous other elements also are proceeding, including land clearing, architectural design and preparation of civil engineering documents.

Building I Now Sold Out; New Golf Home Sites Release Forthcoming

Along with the commencement of work on site, it also was announced that Grupo Mariana’s Beachfront Condominium Building I is now sold out. Attention now will turn to Building II in the Mariana del Norte neighborhood.

Final touches also are being put on the forthcoming release of single family homes along the golf course in the Paraiso neighborhood, which also will feature ocean view condominiums along the course and an amenity center.

Progress Continues on Nicklaus Signature Golf Course and Wyndham Mariana Resort

With building construction underway, the focus continues on completion of the final design specifications for the Jack Nicklaus Signature Golf Course. Under the current plan, actual work on the site will begin in early 2013.

The first phase of architectural design also is underway for the planned Wyndham Mariana Resort at Seaside Mariana. Representatives of Grupo Mariana attended the recent Wyndham Global Conference in Las Vegas where they met with company representatives and learned more about upcoming plans and opportunities.

“We’re very pleased with the progress being made on the golf course and the plans for the Wyndham,” Fleming says. “These are two very important elements of our master plan.”

Fleming also reported that negotiations continue with a financial partner interested in a joint venture at Grupo Mariana. The negotiations are based on extensive financial modeling detailing the cash flow of the project over the next twenty years.

Grupo Mariana also was represented at MIPIM in Cannes, France, the world’s largest real estate conference.

 Isla Mariana Poised to Begin Construction

Designed for individuals seeking an eco-friendly existence, Isla Mariana is moving steadily forward, with construction slated to begin in December 2012. A recent step ahead came with the renewal of the MARENA environmental permit.

Sales were begun at Isla Mariana in February, with beachfront home sites starting at $69,000 and bungalows starting at $139,800. Plans also continue to be finalized for the Laya Boutique Hotel, which will serve as an anchor for activity at the beachfront retreat.

Discovery Events Planned to Showcase Nicaragua

The Discovery Tours sponsored by Grupo Mariana continue to be popular with individuals seeking a hands-on introduction to Nicaragua. Recent tours have been well-attended, indicating increasing interest in the investment opportunities available.

The next Discovery Event is set for November 28 – December 2 and will focus on agents and brokers interested in learning more about how to introduce their clients to investments in Nicaragua. They also will be introduced to the Wyndham-related real estate products that will become available in April 2013.
